The lakefront is a different real-estate discipline.

If you want a deep-water dock, lake views, or just to wake up looking at Fort Loudoun, this is the corridor. Concord and Northshore are where my luxury and lake clients land — but they're also where established families come to settle. The premium is real, the values hold, and the inventory is tight.

Lake property is not the same transaction as a Farragut subdivision. TVA shoreline rules, dock rights, septic versus sewer, flood elevation, slip ownership — these are the things that determine value, and they're the questions buyers should be asking before falling in love with a view from the deck.

The Northshore corridor itself has matured into one of West Knox's best lifestyle addresses. Northshore Town Center, Concord Park, the Cove, the brasserie strip — buyers can have the lake AND the dinner-out walkability, which is a rare combination in this market.

If you're thinking about a legacy property — the kind of house your kids grow up at and your grandkids visit — this is where I'd start the conversation. Just expect to be patient. The right Concord home is worth waiting for.
